What is the purpose of the kitchen remodel?
Are you just tired of your old kitchen?
Did you have a water damage in the kitchen?
Do you want to remodel the kitchen before you sell the house?
Your answer will also determine your budget.
The price of the kitchen remodel depends on 4 main factors: 1) The cabinets. 2) the counter tops. 3) layout changes (relocating the sink, range, fridge, ect'. 4) Removal of walls.
Also decide how involved you want to be! Do you want to select the cabinets design and color? The counter top design and color? The flooring design, the placement of the appliances? The color of the walls? The design of the backsplash?
Or would you like our designers to show you some ideas?
It is best to select and order all these components BEFORE starting the remodeling. It will save you time and money.
You have to set realistic expectations in terms of budget. There are typically 3 levels of kitchen remodels: Low-capacity, Mid-capacity and Full-capacity.
Low-Capacity Kitchen Remodeling- 1) The layout remains the same. 2) The cabinets are being replaced using pre-made cabinets (can be purchased at Home Depot, Lowe’s and such). 3) The counter top is wood covered with Formica or low-end Quartz/Granite. 4) No walls are being removed. 5) No walls are being opened.
An average size Low-capacity kitchen remodel will be $20,000-$25,000. This includes new appliances (models available at Home Depot and Lowe’s), new cabinets, counter tops, flooring tiles (ceramic/wood/vinyl), tiles for backsplash and paint.
The Plus- Economic and quick. 2-3 weeks and done.
The Minus- Using pre-made cabinets do not allow flexibility and fillers needs to be used to bridge gaps between the pre-made cabinets. Also, pull out trash can, pull out spice rack and pull out shelves are not available. The kitchen will look nice but may not be convenient to use and kitchen space not maximized.
Mid- Capacity Kitchen Remodeling- Most Popular. 1) Layout remains the same and an Island or peninsula can be added. 2) New cabinets, also pre-made but modified and fitted for your specific kitchen design. 3) Upgrade to your kitchen electrical wires with dedicated lines for each appliance and adding light fixtures in the kitchen and above the Island/peninsula. 4) Upgrade to plumbing system in the kitchen, converting from galvanized to copper. 5) Quartz counter tops. 6) Tiled backsplash. 7) New floor. 8) Removal of non-load bearing wall .
The average Mid-Capacity remodel costs $35,000-$40,000. Including 3D design for your kitchen, appliances (models available at Home Depot and Lowe’s), Fitted pre-made cabinets, Quartz counter tops, flooring, backsplash, paint, light fixtures.
The Plus- Complete face lift to your kitchen, fitted to your measures.
The Minus- Only if you want to remove a load bearing wall, it requires engineering plans to be submitted to the city and special beams and posts ordered which adds $7,000- $10,000 to the cost.
Full Capacity Kitchen Remodel- 1) Layout can change and an Island or peninsula can be added. The sink can move, the range can be relocated, the fridge and so on. 2) New cabinets, custom-made and pre-made but modified and fitted for your specific kitchen design. 8) New windows. 9) Removal of any wall in the kitchen. 10) Approved set of Architect/engineer plans.
The average Full-Capacity remodel costs $50,000-$70,000. Including 3D design for your kitchen, appliances (Allowances will be set), Fitted custom-made and pre-made cabinets, Hi-end Quartz/Granite counter tops, flooring, backsplash, paint, light fixtures.
The Plus- The kitchen of your dreams, the pride of the house.
The Minus- If you can afford it, no minus.
